THE PERSON BEHIND SMART GIRL

Strategy starts
with understanding.

Jessica is the founder of Smart Girl Developments and a real estate developer and broker. Her work brings together development strategy, land research, education, and the conversations that help a project move forward.

Smart Girl Developments works with landowners, investors, emerging developers, churches, and nonprofit organizations. The starting point is a clear picture of your goals, what is known about the property, and what needs to be investigated.

Development is a team effort. A useful strategy connects the land with the relevant professional expertise, public process, and community context. Jessica helps you organize those questions and identify a practical next step.

Her experience includes the Board of Zoning Appeals, Metro Planning Commission, Metro Council legislation, historic zoning review, and community planning, including participation in the Highland Heights charrette. Documented project examples show the specific role and outcome for each engagement.

CIVIC PLANNING & POLICY FEEDBACK

Help shape the conversation about growth.

Jessica’s Highland Heights study feedback records her participation in the steering-committee process, review of the draft plan, and learning through national conferences.

Her written recommendations considered neighborhood transitions, live/work opportunities, a mixed-use neighborhood center, and more connected, pedestrian-friendly public space.

This is a contribution to the planning conversation, not a claim of sole authorship or adoption of every recommendation.

MODERN TOOLS. LOCAL KNOWLEDGE.

Forward thinking.
Nashville fluent.

We bring AI-assisted research, mapping, and digital planning tools together with firsthand experience of how Nashville works. Technology helps us see more. Local knowledge helps us ask the right questions.

01 / INTELLIGENCE

Put better tools
to work.

We use AI to help organize research, compare information, and prepare clearer project materials. Our team reviews the work against source records and professional input before making recommendations.

02 / PERSPECTIVE

See the whole
property.

GIS maps, parcel records, aerial imagery, and digital plan review connect a site’s possibilities with its constraints—so the next decision starts with a better picture.

03 / CONNECTION

Stay in the room.
Keep learning.

Industry conferences, city meetings, and conversations with planners, architects, engineers, and builders keep us engaged. Experience with Metro Planning, Codes, BZA, Historic Zoning, and Council informs how we prepare and coordinate a project.
