Understand what is proposed

Community Project & Plan Review

Read the proposal. Understand the changes. Ask better questions.

BUILT AROUND YOUR GOALS

A better starting point.

A development notice can arrive with unfamiliar drawings, zoning terms and a short deadline. Jessica helps residents and organizations read the available project materials, understand what is being requested and identify what remains unanswered before taking a position.

Who this is for. Neighbors, associations, property owners and organizations who want to understand a nearby proposal or prepare for a community meeting.

DEFINED STARTING SCOPES

Choose the work
you need.

These starting prices cover the limited scopes below. Added research, longer documents, rush work, extra revisions, extended attendance and continued hearings need a separate written quote. Combined work is quoted once with shared research identified.

Waiting time, extra work & postponed hearings

The included attendance window starts at the agreed arrival time and includes waiting. Travel, another hearing date and time beyond the agreed window are included only if the written scope says so.

We request written approval of the added work and fee before exceeding the agreed limit. There is no automatic overtime charge. Without approval, our attendance commitment ends at the agreed time.

If the city postpones a hearing, we confirm the new date and our availability with you. The itemized agreement governs a credit or refund for unperformed work. Research already completed is identified so it is not charged twice when the same case returns.

Sending a request is free. The $250 property review is optional. Agree on the final scope, total fee, due dates and payment terms before paying.

01

Read the project materials

Review the agreed application, plan sheets, staff report and relevant public records. Separate the current conditions, proposed changes and decisions still pending.

02

Explain the practical questions

Discuss the stated use, building scale, access, parking, open space and approval route. Flag issues that need confirmation from Metro or a licensed specialist.

03

Leave with a useful brief

A typical scope includes a plain-language written summary, a list of questions to raise and a review conversation. The quote specifies document limits, summary length and meeting time.

MAKE THE CONVERSATION COUNT

What to bring.

Share what you have. You can begin even if some questions are still unanswered.

  • The project notice, case number or public document links
  • Available plans and staff reports, with their dates
  • The issues you want to understand and your connection to the area
  • Any scheduled community meeting, hearing or comment deadline

CLEAR EXPECTATIONS

Know the scope.

This is an advisory reading of the agreed materials, not a plan approval, code certification, survey, engineering analysis or legal opinion. Missing documents, revised plans and additional research may change the scope. Conclusions are tied to the document versions reviewed.

Do I have to know whether I support the project?

No. You can begin with questions. The review helps you understand the information and tradeoffs so you can decide what you think. A letter or hearing appearance can be scoped separately if you later want one.

SEE THE SHAPE OF THE WORK

Clear words.
Useful next steps.

Illustrative examples created for this website. These are fictional scenarios, not client documents, submitted statements or evidence of an approval.

Example project-review brief

Illustrative brief · Concept packet only · No approval determination

  1. What the example shows: housing, a shared outdoor area and a service drive. A concept drawing describes an idea; it does not establish that permission has been granted.
  2. What needs confirmation: the application type, current zoning, adopted policy, access details, plan revision date and the decision scheduled for the next meeting.
  3. Questions to raise: Which drawing is current? What action is the body being asked to take? Who can explain the service and pedestrian routes?
  4. Next step: obtain the current application and staff report, record the case number, and confirm the comment deadline directly with the receiving office.

An actual brief would identify the materials reviewed, cite the available sources and separate supported findings from unanswered questions.

A CONSTRUCTIVE VOICE IN THE PROCESS

Your view. Clearly expressed.

Understand before taking a position

Use the Development Tracker and meeting hub to locate the case and current documents. A project review can come before a letter or an appearance.

Keep your approval central

We establish whom we represent and check our existing engagements before accepting the work. We do not represent opposing sides of the same case at the same time. If a conflict arises, we pause and clarify whether we can continue. You approve the position and final words. No letter or statement is submitted on your behalf without your approval and agreed authorization.
